We’re licensed in both states and stay current on all landlord-tenant laws. That includes rent control rules, fair housing guidelines, ESA (emotional support animal) compliance, and more. Laws change often—we make sure you’re protected.
No more awkward conversations with tenants. We collect rent each month, send late notices when needed, and follow proper procedures if issues arise.
Our screening process is built to find reliable renters. We look for 700+ credit scores, income of at least 2.5x the rent, clean backgrounds, no eviction history, and at least 2 years of landlord references. That means fewer headaches down the road. We abide by alternate City of PDX Screening Criteria if your rental is located within city limits.
We perform a walkthrough 90 days after move-in, and every 6 months after that. These inspections include photos and notes on anything that needs fixing. We check detectors, appliances, and plumbing fixtures. You get a full report, so you always know how your property is doing.
120 days before a lease ends, we send you a renewal recommendation based on local market trends. If you’re considering selling, we’ll bring in one of our Realtors to provide a full market analysis (CMA), so you can make an informed choice. We also work with Outside Realtors as well if you already have a realtor. Your home is your home – if you need to sell it, we will work with you instead of terminating your contract like other property management companies do.
We work with trustworthy vendors to handle both small repairs and larger upgrades. We also help you plan for big-ticket maintenance like roof replacements, HVAC service, and exterior upkeep. Our Annual Services Plan will keep your property properly maintained throughout the year and will help minimize larger repair items that may occur due to neglect.
Each month, you get a clear income and expense report called an Owner Statement. At tax time, we provide 1099 forms and cash flow summaries so you’re ready to go.
When a tenant supplies notice, we get to pre-scheduling vendors immediately! That means fewer days your property sits vacant as we do our best to expedite the process.
If your rental is in a neighborhood with an HOA, we make sure your tenant follows all their rules—including landscaping, exterior work, and noise ordinances. Tenants are held accountable to our lease terms and HOA compliance.
If needed, we handle collections, legal notices, and evictions by the book. We act fast while staying professional, so you don’t have to navigate it on your own.
