Most frequent questions and answers
The first step is to request a showing! One of our team representatives will reach out and meet you at the home so you can view the property in full. If you love the property, the next step is to apply!

Please select the appropriate application to apply for a property. You will be connected with a Delavan representative if more information is needed, you are approved, or if your application is denied due to unmet screening criteria.

Refer to the screening criteria before completing an  application, as it will clearly outline the criteria in full.

If screening criteria is met in full, then a Tenancy Offer will be sent to you for approval. Lease paperwork will be drafted electronically and once executed, an official move-in appointment will be set by a Delavan representative.

We charge a standard one month’s rent for a security deposit. If you have pets, we charge an additional $500 deposit per approved pet and $50/month pet rent (subject to change based on property).

Upon move-out we will inspect the home and cross-reference documentation to ensure your home was left in the same condition upon move-in. Any noted tenant damage items will be deducted from your security deposit and cleaning fees if applicable. Please view your lease document for all details.

Delavan loves pets! Our team will always request a picture or two of your cuddly companion. Almost all of our properties allow for owner approved pets. We charge an additional pet deposit (per approved pet) and $50/month pet rent per approved pet.

If you have an ESA or Therapy animal, we will need official documentation from your doctor for them to be added to the lease. Your ESA/Therapy animal will be exempt from a pet deposit and monthly pet rent, but they will be upheld to the same stipulations to protect the home from animal damage.

Delavan will need to be notified in writing with all current tenants that a roommate is moving out. We will then draft an official Roommate Addendum to remove them off the lease.

Any security deposit made at the inception of tenancy will remain with the home until all parties have vacated.

Delavan will need to be notified in writing with all current tenants that a new roommate wishes to be added to the lease. They will need to apply in full to ensure they meet our standard screening criteria. If the criteria is met, we will issue a Roommate Addendum which must be signed in order to add them onto the lease.

Please know that Delavan does not allow for subletting. All persons living at the home 18 years of age or older must pass screening criteria and be on the lease. 

Delavan utilizes Appfolio. All rent payments are made electronically through this system. You are presented all payment options upon registering your account.

All work requests and repair items must be submitted via the Appfolio system. Photos of said repair are to be uploaded along with your request so our team is able to expedite your repair and have it remedied as quickly as possible.

We will send you a renewal notice with options per Oregon law. It is up to you and the other occupants to let us know if you wish to renew! Once you submit your confirmation, we will send an electronic renewal through Appfolio for signatures. 

No problem! We will request a full 30 days notice and confirm receipt. You are able to request this via the Appfolio system. If you are on a fixed term tenancy and wish to move out, a 30 days notice is still required and we will issue a lease termination fee in accordance with your lease.
