Yep, we use AppFolio, which lets us message you or your tenants quickly and clearly. Whether it’s a repair update, a walkthrough/inspection report, or a quick question, you’ll always know what’s happening.
And when repairs are needed? We check in with you first to keep you in the loop. We follow our Owners’ preferences for communication. Some wish to hear about every repair. Others, only the major ones. Regardless, you will always know what is happening at your rental. That way, your monthly Owner Statement is a quick review, not a surprise.
We conduct extensive and regular inspections for all units (interior and exterior). These take place 90 days after a tenant moves in, then every 6 months. We take tons of photos, check detectors, all plumbing features, and catch small problems before they become big ones. Because taking care of your home now means fewer headaches later.
Plus, happy tenants stick around. We’re proud that almost all of our properties have long-term renters who love where they live. Our tenants want to remain and our metrics show it.
Some companies say they’re affordable, then add on fees for every little thing: walkthroughs, renewals, notices, roommate addendums, you name it.

Want to use your own contractor or do small repairs yourself? Totally fine! We welcome that as long as the work meets code, follows the law, and includes proper notice.
