Delavan charges 2 fees for our homes.
The first is a one time New Tenant Placement Fee, which is 50% of the first month’s rent collected per each brand new tenancy.
The second fee is our Standard Monthly Fee, which ranges from 10%-12% depending on the location of your home.
We also have a volume discount for owners with multiple properties!
We do not charge for site visits, walkthroughs, cancellations of contracts, repairs coordination, or onboarding fees.
We provide you with tools to maximize your home’s market rental rate and stand out for potential tenants. Our knowledgeable and experienced listing agents find qualified renters.
We recommend providing a washer/dryer and allowing pets (with appropriate pet rent and deposits) to appeal to a larger pool of applicants.
We create listings which ‘pop’ with appeal! Our website is up-to-date with available properties and information on how easy it is to rent with Delavan. Your home is listed on Zillow and hundreds of other reputable and popular rental sites.
We charge a standard one month’s rent for a security deposit. If your tenants have pets, we charge an additional deposit per approved pet and $50/month pet rent.
This protects your property upon move-out if any damages are found.
Oregon is a very friendly pet state! We recommend allowing pets for all properties as this increases your applicant pool and drives up your market rental rate. We charge a standard pet deposit per approved pet and $50/month pet rent. Any pet damage found is applied to your tenant’s security deposit upon move-out.
We follow the Fair Housing Act as well as the Americans with Disabilities Acts to remain compliant and accept an applicant with an ESA animal if all other screening criteria is met. This allows ESA and therapy animals into your home as a protected class.
We are unable to charge an additional pet deposit or monthly pet rent but if animal damage is found upon move-out, we are able to charge those amounts to the tenant’s standard security deposit. All ESA and Therapy animals still comply to the standard addendum to protect your home from unnecessary damages.
Delavan requires one month’s rent for a standard security deposit and an additional pet deposit per approved animal. Upon move-out, our team conducts a comprehensive condition report and cross references it to our move-in report. Any areas that are more than standard wear and tear will be considered tenant damage in accordance with Oregon law and those damages are deducted from the security deposit.*
*City of PDX has alternate guidelines for reconciliations. Our team will inform you of these rules during the onboarding process.
Yes, Section 8 income is a protected class and is considered a viable source of income. All applicants must meet the screening criteria in full in order to qualify for one of our rental properties.
You will receive an official Owner Statement of 10th of each month showing your expenses and income. Your rental income will then be issued out between the 14th-16th of each month (may vary if a holiday) via direct deposit to the bank account of your choice.
Our standard lease is typically a year for a New Tenant Placement. This allows us to consider the most options upon renewal.
Based on your communication preferences, a member of our team will reach out to inform you of a needed repair on your property. We will dispatch and coordinate all repairs and renovations needed. We will then apply the finalized invoice to your Trust Account at the end of the month.
For annual maintenance, we will offer services such as gutters/roof cleaning and HVAC servicing.
Delavan works hard to protect your asset inside and out. Yearly maintenance will keep your home in prime condition.
Delavan provides multiple walkthroughs a year and submits our findings to you:
- 90 Day Walkthrough – The first takes place about 90 days from move-in. Our staff takes photos of all exterior and interior areas of the homes. All water features, smoke/carbon detectors, hvac, and appliances are checked. You will be provided a comprehensive report of our findings to see the condition of your home.
- 6 Month Walkthroughs – We conduct six month walkthroughs after our initial 90 day walkthrough. Our staff takes photos of all exterior and interior areas of the homes. All water features, smoke/carbon detectors, hvac, and appliances are checked. You will be provided a comprehensive report of our findings to see the condition of your home.
- Handyman Inspections – Our Delavan Contracting Services dispatches team members into the home. We will follow up with communications to tenants and an additional walkthrough if needed.
Delavan utilizes in-house accounting to handle your home’s financial transactions. Our automated systems allow us to make all payments for your property (mortgage, taxes, HOA fees, vendors, etc) at your request.
