    •  leak as it was occurring behind cleaning products.

    • A $600 moss treatment that turned into a $4000 repair. Delaying roof treatment led to water intrusion and thousands of
    •  dollars for the roof repair, new insulation, and drywall replacement/repaint. If the Owner had signed up for our Annual Moss Maintenance/Roof Inspection, those shingles would have been discovered and repaired before failing in full.

    • The $165 HVAC tune-up that turned into a $1200 repair. A routine tune-up could’ve prevented a no-heat emergency in the freezing months (and a very unhappy and cold tenant).


How We Prevent Maintenance Disasters

1. Multiple Yearly Walkthroughs
We schedule interior and exterior inspections complete with 100-300 photos (dependent on sqft) of the interior and exterior to catch early signs of wear and tear or undiscovered tenant repairs. We check for leaks, test smoke detectors, inspect appliances, and look for signs of pest activity or overfilled gutters, and more.

2. Annual Maintenance Services
We finalize pricing and submit to our Owners a yearly plan that includes:

      • HVAC servicing
      • Gutter Cleaning
      • Roof Treatment
      • Dryer vent and duct cleaning
      • Winterization/Summerization prep
      • Pest Control
      • Pressure Washing services

3. Fast & Diligent Response to Work Orders
Our tenants can submit repair requests at all hours. Our dedicated Work Order Specialist ensures every issue is addressed promptly and tracked through completion while communicating progress to our Owners and tenants.

4. Licensed, Trusted Preferred Vendors
We only work with experienced professionals who are insured, bonded, reliable, and responsive. That means no corner-cutting or poor repairs. We guarantee quality work and efficiency to ensure we always remain compliant with the law and keep your tenants happy. 

5. Owner Transparency
Owners receive regular updates and detailed inspection (we call them walkthroughs) reports, so they’re never in the dark. We make sure you know what was done, why it was needed, and what it cost. No one likes surprises, especially if that means a monthly distribution is lower due to said repair item. If you are an Owner who likes to conduct their own repairs or have a friend that is a contractor, no problem! We will coordinate notice of entry to your tenants to keep you compliant.
